There are rental units at Quinta Ixchel:
Villa QI is a studio unit located on the beach side, just steps from the pool. This villa has private pool and beach access.
Suite 1 is a one bedroom/one bath unit located on the street/lagoon side of the property. Only when it is rented with the Villa QI does it have pool and beach access. It can also be rented with Suite 2 as a two bedroom unit.
Suite 2 is a also one bedroom/one bath unit located on the street/lagoon side of the property (this suite is smaller than Suite 1). Only when it is rented with the Villa QI does it have pool and beach access. It can also be rented with Suite 1 as a two bedroom unit.

They are all set up to accommodate individual travelers or couples looking for a romantic get away. You'll find everything you need in each of our properties. Enjoy a kitchen with granite countertops, a two-burner cook-top, coffeepot (coffee, creamer and sugar provided), a king-size bed, smart-TV, and WiFi Internet.

The main house of Quinta Ixchel is located on the same property. The owner stays at the main house and you will find him to be helpful for advice about the island. At the back of the property is one other very small house where the caretakers live. They are wonderful people who you would only see when they are cleaning the pool, raking the beach or watering the plants. They take great pride and are very protective of our property - we are very lucky to have them. Thanks to them and the privacy of the house, the property is very secure and safe.
It is located in the Sac Bajo neighborhood of the island close to Villa Rolandis and Dolphin Discovery. It is very easy to catch a taxi in front of the house for a short ride to town where you will find most of the shops, incredible restaurants and live music.

Terms
Cancellation:
Our cancellation policy is: A full credit, or a refund (minus a 5% processing fee of the total reservation) will be given if the reservation is cancelled 30 days or more prior to the arrival date. Cancelations 30 days or less will be addressed on a case by case basis. If a credit is issued, it must be used within one year of the arrival date of the original reservation.
Keys and Beach towels:
You may collect your keys from our on-site office. Full details of key collection and how to enter the villa and other details will be supplied at time of your final payment. There will be a $30 USD charge for lost keys and $20 USD charge for lost beach towels.
Children:
Villas at Isla Retreats is an adult-only vacation rental. All renters must be at least 21 years of age.
Pets:
We do not allow clients to bring pets to the villas.
Smoking:
We require smoking to be done in the outside areas.
Housekeeping:
Housekeeping is available upon request.
Damages:
While normal wear and tear is considered acceptable, we will charge for damage to the fabric of the villas or the fixtures and furnishings. We reserve the right to request a damage deposit of $500 when booking, this deposit will be returned no more than 15 days after you leave the property and provided no damage has been reported to us by our agents. Any damages left by your party will be paid for from the $500 deposit and any balance will be returned to you within 15 days of you vacating the property. We also reserve the right to charge for additional cleaning if the property is not left in a reasonable condition.
Liability:
Payment of your deposit is deemed as full and final acceptance of our Terms & Conditions for Villas at Isla Retreats. As part of these booking conditions you are undertaking to indemnify the owners and agents of Villas at Isla Retreats against any claim for liability for loss of personal property or belongings, personal injury or death or any claim whatsoever resulting from your residence Villas at Isla Retreats.
